Protect Your Investment
A new asphalt surface is an investment. Follow these guidelines to maximize its lifespan and keep it looking great for decades.
Sealcoating protects against UV rays, water, and oil damage. It's the single best thing you can do to extend pavement life.
Small cracks let water in. Water freezes, expands, and turns small cracks into big problems. Seal them as soon as they appear.
Remove oil, gas, and chemical spills quickly. These break down the asphalt binder and cause premature deterioration.
Make sure water drains away from your pavement. Standing water is asphalt's worst enemy, especially through NH freeze-thaw cycles.
Allow 24–48 hours before driving on new asphalt, and avoid heavy vehicles for the first 2 weeks while it fully cures.
Keep lawn and soil from creeping onto the asphalt edge. Unsupported edges crack and crumble faster than the main surface.
Snow blower skids, metal shovels, and ice picks can gouge and scratch the surface. Use rubber-edged or plastic tools instead.
Rock salt and chemical deicers accelerate surface deterioration. Use sand for traction or asphalt-safe deicers in winter.
Dumpsters, RVs, and heavy machinery can indent fresh or hot asphalt. Use plywood to distribute weight if needed.
Pooling water signals a drainage problem. Left unaddressed, it will penetrate the base and cause cracking and heaving.
Turning your steering wheel while the car is not moving (power steering scrubbing) scuffs and damages the surface, especially when new.
